Barndominium Rental Pricing Explained: What Drives the Price for a Family Reunion

Barndominium Rental Pricing Explained: What Drives the Price for a Family Reunion

Every family reunion has the same moment. Someone finds the house, someone else asks what it costs, and the group chat goes quiet. This page explains how our barndominium rental is priced, what moves the number up or down, and how to split it fairly so nobody gets surprised.

Quick answer: The barndominium at Inez Spring Riverfront RV Park sleeps 11, and its nightly rate changes by date, so see rates on the booking page for your nights. Weekends, holidays and summer usually cost more than midweek. Texas adds a 6 percent state hotel tax plus any local tax. Divide the total by your guests for a per person cost.

We do not print a single price here on purpose. A price on a blog post goes stale. The booking page is always current.

What is a barndominium rental?

A barndominium rental is a barn style house with a large open living space that a family or group rents by the night, the way you would rent a vacation home. Ours has 4 bedrooms, 4 bathrooms, a full kitchen, dining for 11 and a media room that seats 17. It sits on 24 acres along the Leon River in Eastland, Texas, one minute off I-20 at Exit 343.

What drives the price of a barndominium rental?

Five things move the price: the day of the week, the season, holidays, how many nights you stay and taxes. The table shows each one and where to check it.

Price factorHow it moves the totalWhere to check
Day of the weekFriday and Saturday nights usually cost more than Sunday to ThursdayBooking page, by date
SeasonSummer and spring break weekends book first; winter midweek is the easiest to getBooking page, by date
HolidaysMemorial Day, July 4, Labor Day, Thanksgiving and Christmas can carry a minimum stayBooking page or (254) 629-1197

State hotel tax6 percent of the room priceTexas Comptroller
Local hotel taxCities, some counties and special districts can add their ownShown in your booking total
Extra relativesNot added to the house; they book RV sites from $40 or tent sites from about $31RV sites page

Two things do not change the house price: the number of guests up to 11 and which rooms you use. You rent the whole house, so the price is the same for 6 people or 11.

How do you split the cost per person?

Divide the full booking total, tax included, by the number of guests sleeping in the house. That is the fairest simple split, and it is easy to explain in a group chat.

  1. Pick your dates on the booking page and write down the full total with tax.
  2. Count only the people sleeping in the house, up to 11.
  3. Divide the total by that number. That is the share per person.
  4. Families who bring an RV or a tent pay for their own site and do not join the house split.
  5. Agree on food separately. Most reunions split groceries per family, not per person.

Some families charge adults a full share and kids a half share. That works too. The point is to decide before anyone pays, not after.

Because the price is for the whole house, the cost per person drops as the group grows. A house for 11 split 11 ways is a very different number than the same house split 4 ways. For couples who want the house anyway, our couples getaway Texas guide explains why some still book it for two.

How do you get the best rate?

  • Go midweek. Sunday to Thursday is usually lower and always easier to book.
  • Book holidays early. There is one barndominium. Holiday weekends go first.
  • Use the winter. January to early March is our quietest stretch. Be ready for cold nights, though. Eastland gets hard freezes some winter nights.
  • Mix the house with sites. Put the grandparents and young kids in the house, and the rest of the family in RV or tent sites nearby.
  • Call for long stays. If you want more than a few nights, call (254) 629-1197 and ask what is available.

What is included in the price?

The rental price covers the whole house and use of the park.

  • 4 bedrooms: a king suite with private bath, a queen suite with private bath, a king bedroom and a bunk room with 5 twin beds.
  • 4 bathrooms, linens and towels.
  • Full kitchen with cookware and dinnerware for 11, and dining seats for 11.
  • Media room with seating for 17.
  • Full size washer and dryer with detergent.
  • Wi-Fi and free parking next to the house.
  • The park trails, fire pit, BBQ area and the Leon River with our private kayak launch.

Not included: food, kayaks (bring your own) and any outside trips. Lake Leon is about 10 minutes away, and Cisco is a short drive west on I-20.

Is a barndominium cheaper than hotel rooms for a reunion?

It depends on your dates and your group size, so compare real quotes. Price the house total for your nights, then price the number of hotel rooms you would need for the same people and nights, with tax. Hotel rooms add up fast with families of 3 or 4, and a hotel rarely gives you one kitchen and one table for everybody.

A house also saves on meals. Eleven people eating out three times a day is a big bill. A shared kitchen turns that into one grocery run per family.

Planning a group weekend that is not a reunion? Using the barndominium as a crafting or church retreat venue covers how groups set up the house for work sessions. For multi-family planning, see the three generation camping reunion planner and our guide to family reunion venues in Texas.

If a relative wants to stay longer than the reunion, say a retiree who likes the river or someone working in the area, our monthly RV sites are $500 for a back-in or $650 for a pull-through, plus their own metered electric at 17 cents per kWh, a $200 refundable deposit and month to month terms.

Frequently asked questions about barndominium rental pricing

How much does the barndominium rental cost?

Rates change by date, so see rates on the booking page for your exact nights. Weekends, holidays and summer dates usually cost more than midweek nights in the off season. The booking page shows the nightly rate, any minimum stay and the tax before you pay.

What taxes apply to a barndominium rental in Texas?

The Texas Comptroller lists a 6 percent state hotel occupancy tax on rooms and houses rented for short stays, and cities, some counties and special districts can add a local hotel tax. Your booking total shows what applies. For tax questions about your group, ask the Comptroller or an accountant.

How do we split the cost of the barndominium per person?

Take the full total on the booking page, including tax, and divide it by the number of guests. The house sleeps 11. Relatives who bring an RV pay for their own site, from $40 a night, and campers pay for tent sites from about $31, so they are not part of the house split.

Is the barndominium cheaper midweek?

Usually, yes. Weeknight rates are usually lower than weekend rates, and Sunday to Thursday dates are the easiest to get. Check the booking page for the dates you want, or call (254) 629-1197 and ask about midweek.

What is included in the barndominium rental price?

The whole house: 4 bedrooms, 4 bathrooms, a full kitchen with cookware and dinnerware for 11, linens and towels, a full size washer and dryer with detergent, Wi-Fi, parking next to the house and a media room that seats 17. Guests also use the park trails, fire pit, BBQ area and the river with our private kayak launch.

Can family members add RV sites next to the barndominium?

Yes. Many reunions book the house for the grandparents and young kids and add RV sites or tent sites for everyone else. RV sites start at $40 a night with full hookups and pull-throughs up to 100 feet, and tent sites start at about $31.
