Quick answer: very few single vacation rentals in Texas sleep more than about 20, so large groups usually combine options: one big house plus nearby rentals, a hotel block plus a gathering space, or one house plus RV and tent sites in the same park. At Inez Spring the house is a barndominium that sleeps 11 (4 bedrooms, 4 bathrooms), and the park around it has more than 70 RV sites plus tent sites, so a group of 30 or more can stay at one address. Our family reunion page explains how groups use it.
This guide is for the person stuck organizing the big trip: a reunion, a church or club weekend, a wedding party or a holiday that outgrew the family home.
A vacation rental for a large group is a private house or set of houses that can sleep, feed and gather 15 or more people together; in practice most large Texas groups need either a very rare estate rental or a combined setup.
| Option | Typical fit | Strength | Weak point |
|---|---|---|---|
| One estate rental | Up to about 20 (est.) | Everyone under one roof | Rare, and the first dates to book out |
| Several rentals on one street | 20 to 40 | Privacy per family | Hard to line up the same nights; no shared kitchen |
| Hotel block plus a rented hall | Any size | Easy beds | Every meal is a restaurant bill; two places to manage |
| House plus RV park | 11 in the house, many more on sites | One address, one kitchen, flexible headcount | RV and tent families bring or rent their own rig or tent |
The headcount for one estate rental is a rough estimate, marked (est.), not a survey. The Inez Spring figures are our own: barndominium sleeps 11, more than 70 RV sites, RV sites from $40 a night, tent sites from about $31 a night, barndominium rates on the booking page.
Because there are so few of them. Houses that sleep 15 or more are a small slice of the rental market, and reunions, weddings and holidays all chase the same weekends. Summer Saturdays, Thanksgiving week and spring break go first.
The practical rule: once the date is set, book the shared house first, then fill in the rest of the group. If the house is gone, the rest of the plan has nowhere to gather.
Split the group by how they sleep. Elders, babies and anyone without a rig take the beds in the house. Families with RVs book RV sites in the same park. Families who like to camp book tent sites. Everyone shares the house kitchen, the long table and the gathering space.
At Inez Spring the barndominium has a full kitchen, a BBQ and a movie theater, and the park has picnic areas and grills along the Leon River. The group can spread out without splitting up. We hold neighboring RV sites for a group when they are open, so ask when you book.
This setup also scales. If ten more cousins confirm late, you add sites instead of hunting for a second house. See our comparison of family reunion cabins and a barndominium for how it stacks up against a row of cabins.
Keep it simple and fair. Each household pays for its own sleeping spot. The shared house and the group meals are split by household. Collect the shared money before you book, through one organizer, so the organizer is not carrying the whole bill.
A short example at our starting rates: eight RV households for two nights pay 8 x 2 x $40 = $640 in total for their own sites at the starting rate, each paying its own share. The house is priced on the booking page for your dates and divided across the households who use it. For a full worksheet, read our family reunion venue cost guide.
Near the middle of where everyone lives. For groups spread across North, West and Central Texas, I-20 between Abilene and Fort Worth is a natural meeting line. From Inez Spring at Exit 343 in Eastland, Abilene is about 50 minutes, Fort Worth about 1 hour 35 minutes, Dallas about 2 hours, Austin about 3 hours 40 minutes and Houston about 5 hours 40 minutes.
A central meeting point keeps the drive fair, and a park one minute off the interstate means nobody has to tow a trailer down a narrow county road. Pull through sites run up to 100 feet.
Here is a simple two night plan that works for groups of 20 to 40 at a house plus RV park setup.
One meal a day together is usually enough. Give the rest of the day back to each family.
Holiday groups have their own pressures. If your group is gathering for Thanksgiving, read Thanksgiving vacation rentals for a large family.
Single rentals that sleep more than about 20 are rare (est.). Most large groups combine a big house with nearby rentals, hotel rooms or RV and tent sites in the same park.
It sleeps 11 in 4 bedrooms with 4 bathrooms, with a full kitchen, BBQ and movie theater. The park around it has more than 70 RV sites and tent sites for the rest of the group.
Book one shared house for the people who need beds, then put RV and tent families on sites in the same park, or add nearby rentals or a hotel block. Keep one kitchen and one gathering place for the group.
Book the shared house as soon as the date is set. For summer and holiday weekends we suggest 9 to 12 months ahead, then fill in the RV and tent sites.
Each household pays for its own sleeping spot, and the shared house and group meals are split by household. Collect shared money before booking.
Yes, when they are open. Tell the Inez Spring office how many rigs and your dates, and we hold neighboring sites for the group.
The hardest part of a large group trip is keeping everyone in one place. Start with the house, add the sites, and the group stays together.
